We are proposing the redevelopment of the Railway Hotel site in the heart of Parbold to create Station Courtyard.

A planning application has been submitted to turn the empty and unused Railway Hotel in Parbold into a Co-op convenience store, with a separate building comprising four apartments.  This follows on from the pub closing down in October 2020 having been severely impacted by the global pandemic.

Langdale has submitted a well thought through proposal that will make a positive contribution to the Conservation Area and the village as a whole. We are excited to regenerate this vacant site, into a high-quality convenience store for the local community, which will be let to Co-op Food, creating around 15 jobs for local people. Co-op is a community-orientated retailer which gives money back to local charities and organisations through its Membership Scheme. We look forward to improving the appearance of a prominent vacant site and improving local shopping facilities for nearby residents.

The original pub building will undergo a sympathetic restoration, saving it from falling into an extended period of vacancy and deterioration.  Later extensions to the rear of the original building will be demolished and replaced with a high-quality extension.  Whilst the former pub building will house the Co-op, a detached building will be constructed at the rear of the site comprising four 2-bedroom apartments.

The proposed scheme will benefit from a one-way system, which will be an improvement over the existing access arrangements.  The original part of the pub will be retained, whilst the rear extensions will be demolished and a high-quality extension built in its place.  The overall size of the pub building will not materially change.  The rear apartment building will comprise 4 apartments.  A planning consent already exists for four apartments on this site.
